By relocating the sink and dishwasher to the island the new kitchen layout allows the owners to engage with guests seated at the island and the banquette while maintaining a view to the outdoor terrace.

This Condo has been in the family since it was first built. And it was in desperate need of being renovated. The kitchen was isolated from the rest of the condo. The laundry space was an old pantry that was converted. We needed to open up the kitchen to living space to make the space feel larger. By changing the entrance to the first guest bedroom and turn in a den with a wonderful walk in owners closet. Then we removed the old owners closet, adding that space to the guest bath to allow us to make the shower bigger. In addition giving the vanity more space. The rest of the condo was updated. The master bath again was tight, but by removing walls and changing door swings we were able to make it functional and beautiful all that the same time.

Meal preparation & clean-up is a group activity for this family of 5, and full days are spent baking, cooking & canning together. They needed more functional storage and wished for a spacious and beautiful place to congregate and work seamlessly together. The peninsula and non-structural arch that divided the kitchen from the family room were removed in order to create a large open area. Also removed were the dated soffits which instantly created the feeling of higher ceilings and allowed a feature wall of beautiful encaustic tiles to run all the way up behind the custom plaster hood. Turning and positioning the new island along the width of the window wall gave the family twice as much counter space and seating. The space that was once a hallway became the perfect place to position a dining table. The new 8' window washes the space in an abundance of inviting natural daylight, showcasing views to the greenbelt adjacent to their property. The hand distressed hickory cabinet run - custom designed to house a 5' Galley Workstation - has a furniture feel and its own distinctive hardware. Classic patterned encaustic tiles and favorite colors were incorporated to reflect the family's preferences for a modern Spanish colonial feel. This true mid-century modern home was ready to be revived. The home was built in 1959 and lost its character throughout the various remodels over the years. Our clients came to us trusting that with our help, they could love their home again. This design is full of clean lines, yet remains playful and organic. The first steps in the kitchen were removing the soffit above the previous cabinets and reworking the cabinet layout. They didn't have an island before and the hood was in the middle of the room. They gained so much storage in the same square footage of kitchen. We started by incorporating custom flat slab walnut cabinetry throughout the home. We lightened up the rooms with bright white countertops and gave the kitchen a 3-dimensional emerald green backsplash tile. In the hall bathroom, we chose a penny round floor tile, a terrazzo tile installed in a grid pattern from floor-to-ceiling behind the floating vanity. The hexagon mirror and asymmetrical pendant light are unforgettable. We finished it with a frameless glass panel in the shower and crisp, white tile. In the master bath, we chose a wall-mounted faucet, a full wall of glass tile which runs directly into the shower niche and a geometric floor tile. Our clients can't believe this is the same home and they feel so lucky to be able to enjoy it every day.

This fun classic kitchen in Gold River features Columbia frameless cabinets in Sandy Hook grey. A green glass backsplash in a random matte and polished pattern complements the cabinets which are faced with both painted wood and frosted glass. The Silestone countertops in the Lyra finish have an ogee bullnose edge. The floors are finished in a rich brown porcelain tile of varying sizes that are made to resemble distressed wood. Goals for the kitchen: Create a statement. The island is adorned with Bently quartz from Cambria. It steered each selection of the kitchen from the black chevron backlash to the gold bamboo-look pendants. The appliances coordinate with the black and gold finishes as well, the JennAir range’s is dressed in brass bezel accents and the stainless-steel apron-front sink is brushed with a brass decorative front.

This corner was created for the family to have a place to charge phones and tablets as well as a message and calendar station. The cabinetry was designed around all the infrastucture for the audio and video feeds needed at the front door
