This mid-century modern was a full restoration back to this home's former glory. The vertical grain fir ceilings were reclaimed, refinished, and reinstalled. The floors were a special epoxy blend to imitate terrazzo floors that were so popular during this period. The quartz countertops waterfall on both ends and the handmade tile accents the backsplash. DOWNLOAD NOW This unit, located in a 4-flat owned by TKS Owners Jeff and Susan Klimala, was remodeled as their personal pied-à-terre, and doubles as an Airbnb property when they are not using it. Jeff and Susan were drawn to the location of the building, a vibrant Chicago neighborhood, 4 blocks from Wrigley Field, as well as to the vintage charm of the 1890’s building. The entire 2 bed, 2 bath unit was renovated and furnished, including the kitchen, with a specific Parisian vibe in mind. Although the location and vintage charm were all there, the building was not in ideal shape -- the mechanicals -- from HVAC, to electrical, plumbing, to needed structural updates, peeling plaster, out of level floors, the list was long. Susan and Jeff drew on their expertise to update the issues behind the walls while also preserving much of the original charm that attracted them to the building in the first place -- heart pine floors, vintage mouldings, pocket doors and transoms. Because this unit was going to be primarily used as an Airbnb, the Klimalas wanted to make it beautiful, maintain the character of the building, while also specifying materials that would last and wouldn’t break the budget. Susan enjoyed the hunt of specifying these items and still coming up with a cohesive creative space that feels a bit French in flavor. Parisian style décor is all about casual elegance and an eclectic mix of old and new. Susan had fun sourcing some more personal pieces of artwork for the space, creating a dramatic black, white and moody green color scheme for the kitchen and highlighting the living room with pieces to showcase the vintage fireplace and pocket doors. A young family moving from NYC tackled a makeover of their young colonial revival home to make it feel more personal. The kitchen area was quite spacious but needed a facelift and a banquette for breakfast. Painted cabinetry matched to Benjamin Moore’s Light Pewter is balanced by Benjamin Moore Ocean Floor on the island. "I cannot say enough good things about the Innovative Construction team and work product. They remodeled our water-damaged, 1930s basement, and exceeded all of our expectations - before and after photos simply cannot do this project justice. The original basement included an awkward staircase in an awkward location, one bedroom, one bathroom, a kitchen and small living space. We had a difficult time imagining that it could be much more than that. Innovative Construction's design team was creative, and thought completely out of the box. The team effectively uses technology to keep everyone on the same page about changes, requests, schedules, contracts, invoices, etc. Everyone is friendly, competent, helpful, and responsive. We designed a custom hutch which has a multitude of storage options and functionality – open display shelves, roll-outs, drawers, extra counter/serving space, as well as a beverage fridge and appliance garage/coffee center. On the opposite side of the kitchen, we replaced a small pantry closet with a furniture style built-in that took advantage of underutilized space. Anticipating issues with supply chain, we opted to use a local cabinet maker on this project which allowed us to fully customize the cabinets for optimal functionality.

This design features dark blue shaker style cabinets in 'Dock Blue' with an eggshell finish by Little Greene Paint Company. These dark cabinets with oak interiors are complemented with brass fixtures and fittings. Worksurfaces are Silestone Blanco Zeus quartz with a square edge for a clean look. Under cabinet lighting and interior lighting for the pantry cabinet in this design provide extra illumination. A chimney-style extractor and space for the Rangemaster cooker was built into the design as well as a large breakfast pantry cabinet / kitchen dresser cabinet for extra convenience and storage. The large island, which also provides ample storage, has a built in double Belfast sink and breakfast bar.

Whimsical floral pattern tile backsplash pulls together the two-toned gray and white cabinetry. The gold faucet dresses up the white apron front sink and compliments the gold hardware on the cabinets. A handy outlet on the end of the peninsula is helpful for plugging in kitchen gadgets and equipment.
