This Addition/Remodel to a waterfront Residence on a steeply sloped lot on Mercer Island, Washington called for the expansion of an Existing Garage to facilitate the addition of a new space above which accommodates both an Exercise Room and Art Studio. The Existing Garage is semi-detached from the Main Residence and connected by an Existing Entry/Breezeway. The Owners requested that the remodeled structure be attached to and integrated with the Main Structure which required the expansion and reconfiguration of the Existing Entry and introduction of a secondary stair. The Addition sits to the west of the Main Structure away from the view of Lake Washington. It does however form the North face of the Existing Auto Court and therefore dominates the view for anyone entering the Site as it is the first element seen from the driveway that winds down to the Structure from the Street. The Owners were determined to have the addition “fit” with the forms of the Existing Structure but provide a more contemporary expression for the structure as a whole. Two-story high walls at the Entry enable the placement of various art pieces form the Owners significant collection. The exterior materials for the Addition include a combination of cement board panels by Sil-Leed as well as cedar Siding both of which were applied as Rain-Screen. These elements were strategically carried on to the Existing Structure to replace the more traditional painted wood siding. The existing cement roof tiles were removed in favor of a new standing seam metal roof. New Sectional Overhead Doors with white laminated glass in a brushed aluminum frame appoint the Garage which faces the Auto Court. A large new Entry Door features art glass set within a walnut frame and includes pivot hardware.

History: Client was given a property, that was extremely difficult to build on, with a very steep, 25-30' drop. They tried to sell the property for many years, with no luck. They finally decided that they should build something on it, for themselves, to prove it could be done. No access was allowed at the top of the steep incline. Client assumed it would be an expensive foundation built parallel to the hillside, somehow. Program: The program involved a level for one floor living, (LR/DR/KIT/MBR/UTILITY) as an age-in-place for this recently retired couple. Any other levels should have additional bedrooms that could also feel like a separate AirBnB space, or allow for a future caretaker. There was also a desire for a garage with a recreational vehicle and regular car. The main floor should take advantage of the primary views to the southwest, even though the lot faces due west. Also a desire for easy access to an upper level trail and low maintenance materials with easy maintenance access to roof. The preferred style was a fresher, contemporary feel. Solution: A concept design was presented, initially desired by the client, parallel to the hillside, as they had originally envisioned. An alternate idea was also presented, that was perpendicular to the steep hillside. This avoided having difficult foundations on the steep hillside, by spanning... over it. It also allowed the top, main floor to be farther out on the west end of the site to avoid neighboring view blockage & to better see the primary southwest view. Savings in foundation costs allowed the installation of a residential elevator to get from the garage to the top, main living level. Stairs were also available for regular exercise. An exterior deck was angled towards the primary SW view to the San Juan Islands. The roof was originally desired to be a hip style on all sides, but a better solution allowed for a simple slope back to the 10' high east side for easier maintenance & access, since the west side was almost 50' high! The clients undertook this home as a speculative, temporary project, intending for it to add value, to sell. However, the unexpected solution, and experience in living here, has them wanting to stay forever.

Designed in 1970 for an art collector, the existing referenced 70’s architectural principles. With its cadence of ‘70’s brick masses punctuated by a garage and a 4-foot-deep entrance recess. This recess, however, didn’t convey to the interior, which was occupied by disjointed service spaces. To solve, service spaces are moved and reorganized in open void in the garage. (See plan) This also organized the home: Service & utility on the left, reception central, and communal living spaces on the right. To maintain clarity of the simple one-story 70’s composition, the second story add is recessive. A flex-studio/extra bedroom and office are designed ensuite creating a slender form and orienting them front to back and setting it back allows the add recede. Curves create a definite departure from the 70s home and by detailing it to "hover like a thought" above the first-floor roof and mentally removable sympathetic add.Existing unrelenting interior walls and a windowless entry, although ideal for fine art was unconducive for the young family of three. Added glass at the front recess welcomes light view and the removal of interior walls not only liberate rooms to communicate with each other but also reinform the cleared central entry space as a hub. Even though the renovation reinforms its relationship with art, the joy and appreciation of art was not dismissed. A metal sculpture lost in the corner of the south side yard bumps the sculpture at the front entrance to the kitchen terrace over an added pedestal. (See plans) Since the roof couldn’t be railed without compromising the one-story '70s composition, the sculpture garden remains physically inaccessible however mirrors flanking the chimney allow the sculptures to be appreciated in three dimensions. The mirrors also afford privacy from the adjacent Tudor's large master bedroom addition 16-feet away.

Magnolia is a significant transformation of the owner's childhood home. Features like the steep 12:12 metal roofs softening to 3:12 pitches; soft arch-shaped doug fir beams; custom-designed double gable brackets; exaggerated beam extensions; a detached arched/ louvered carport marching along the front of the home; an expansive rear deck with beefy brick bases with quad columns, large protruding arched beams; an arched louvered structure centered on an outdoor fireplace; cased out openings, detailed trim work throughout the home; and many other architectural features have created a unique and elegant home along Highland Ave. in Carlsbad, CA.

This beautiful colonial-style home showcases a front porch accent wall with Bayside square-rec natural bedface thin stone veneer. Bayside is a natural castle rock or square-rec style real stone veneer. The thin veneer exclusively shows the bedfaces which are the tops and bottoms of the natural stone slabs. Image walking across the horizontal surface of a quarry, the surface you are walking on is the bedface that will become the natural stone veneer for your project. The layers of the quarry allow water and minerals to settle on them over time causing the natural grey stone to have shades of tan and occasionally brown. The Bayside quarry is naturally layered in approximately 1” heights allowing this stone to have a split back as opposed to a back sawn with a diamond blade. We pass the production cost savings on to our customers making Bayside one of our more cost-effective premium stone options.

The Atherton House is a family compound for a professional couple in the tech industry, and their two teenage children. After living in Singapore, then Hong Kong, and building homes there, they looked forward to continuing their search for a new place to start a life and set down roots. The site is located on Atherton Avenue on a flat, 1 acre lot. The neighboring lots are of a similar size, and are filled with mature planting and gardens. The brief on this site was to create a house that would comfortably accommodate the busy lives of each of the family members, as well as provide opportunities for wonder and awe. Views on the site are internal. Our goal was to create an indoor- outdoor home that embraced the benign California climate. The building was conceived as a classic “H” plan with two wings attached by a double height entertaining space. The “H” shape allows for alcoves of the yard to be embraced by the mass of the building, creating different types of exterior space. The two wings of the home provide some sense of enclosure and privacy along the side property lines. The south wing contains three bedroom suites at the second level, as well as laundry. At the first level there is a guest suite facing east, powder room and a Library facing west. The north wing is entirely given over to the Primary suite at the top level, including the main bedroom, dressing and bathroom. The bedroom opens out to a roof terrace to the west, overlooking a pool and courtyard below. At the ground floor, the north wing contains the family room, kitchen and dining room. The family room and dining room each have pocketing sliding glass doors that dissolve the boundary between inside and outside. Connecting the wings is a double high living space meant to be comfortable, delightful and awe-inspiring. A custom fabricated two story circular stair of steel and glass connects the upper level to the main level, and down to the basement “lounge” below. An acrylic and steel bridge begins near one end of the stair landing and flies 40 feet to the children’s bedroom wing. People going about their day moving through the stair and bridge become both observed and observer. The front (EAST) wall is the all important receiving place for guests and family alike. There the interplay between yin and yang, weathering steel and the mature olive tree, empower the entrance. Most other materials are white and pure. The mechanical systems are efficiently combined hydronic heating and cooling, with no forced air required.

This ultra-modern desert home is an impressive feat of engineering, architectural design, and efficiency – especially considering the almost 23,000 square feet of living space. The A7 Series windows with triple-pane glazing were paired with custom-designed Ultra Lift and Slide doors to provide comfort, efficiency, and seamless design integration of fenestration products. Large-scale sliding doors have been fitted with motors hidden in the ceiling, which allow the doors to open flush into wall pockets at the press of a button. This seamless door system is a true custom solution for a homeowner that wanted the largest expanses of glass possible to disappear from sight with minimal effort. The enormous doors slide completely out of view, allowing the interior and exterior to blur into a single living space. By integrating the ultra-modern desert home into the surrounding landscape, this residence is able to adapt and evolve as the seasons change – providing a comfortable, beautiful, and luxurious environment all year long.
