In the Boston suburb of Lincoln, we renovated a mid-century modern home originally designed by Robert Coolidge, a contemporary of the famous modernist Walter Gropius. Our goal was to keep the integrity of the original design while creating more modern spaces that Coolidge himself may have designed if he'd had access to the materials and fixtures we have today. We riffed on the 1950's trend called a "floating kitchen" where the kitchen is free of the exterior wall allowing floor to ceiling glass. We also opened up the kitchen/dining area by creating custom upper cabinets, painted in Benjamin Moore "Rock Gray” that "float" below the exposed beam on the ceiling and above the Pental super white quartz counter top. We built on the home's original indirect lighting by adding new indirect lighting, including Bravo LED linear lights by Nora Lighting, to the kitchen work areas.

The owners of this split level home loved their location for its great park views, but were in serious need of additional space and longing for a more inviting exterior. There were some serious issues to address including water penetration at the foundation and making energy improvements without disturbing the existing interior. But the biggest challenge was the requirement to keep a home-operated business running during the entire renovation!
The complete exterior makeover features a new inviting front entry, stone with candel detailing, cement fibre siding, and a new roof overhang, which is both functional and aesthetically pleasing. One of the most important features of this renovation was the heated garage with car lift – the homeowner’s play zone, where he can satisfy his passion for tinkering with cars. Direct access to the basement was needed to access parts and tools. A new mudroom with laundry, walk-in pantry and refrigerator, now accommodates entry from the garage. A new family room features a sloped ceiling and angled glazing with convenient access to the backyard.
Upstairs, the new master suite wing has a front row seat to the park views. An ensuite bath offers a relaxing oasis with its soaking tub and double vanity, something the homeowners were sorely lacking.
This home is outfitted for optimal energy performance with its new 97% efficient furnace, closed cell spray foam with hydronic floor heat and ductless A/C for the master suite, Exceltherm ridged insulation, R50 attic insulation, and Low E argon glazing.
To ensure that our client’s home business was fully functional, we kept daily noise to a minimum, built bridges to access the home during excavation, and managed to completely avoid any electrical downtime. The homeowners are thrilled with their new home and have rewarded the firm by referring their friends and family.

Treetops House The Treetops House is a renovation and major expansion of a 1955 suburban ranch house. The project presented some interesting questions of preservation vs change, as well as a compelling story of dealing with a challenging (and ultimately rewarding) site. The original house was very typical for its time and place—a sprawling single-story, fairly nondescript affair that had small windows, and was clad entirely in Texas limestone. Our challenge was to turn this into a modern house that was open, bright, and inviting, while not completely obliterating all traces of what had existed before. Part of our philosophy is that elements of the history of a place be retained and incorporated into any new design. There are characteristics of almost any design, regardless of how banal, that embody memories and a sense of neighborhood. We feel that preserving these adds depth to any new intervention. With the Treetops House, we largely maintained the entire limestone perimeter wall, and used it as a heavy plinth on which a new second level was added. The new upper level features large frameless glass windows and is filled with light. The interior was opened up to create double-height spaces that bring this light from above and into the center of the house. The new composition is one which is clearly of its time, but also respects and reflects the time and place in which the original house was created. The house is on a site that straddles a fault in the limestone base strata below. Water continuously flows up through this fault and flows out onto the property. The original 1955 house featured a foundation with extremely deep concrete piers that allowed the house to bear on more stable strata far below the surface. Given that building new piers was cost-prohibitive, we did not expand the house’s footprint at all, but cantilevered the new second level out from the existing structure. This strategy not only allowed for the house to be within budget, but also gave it a distinctive dynamic expression. The different materials and profiles of the first and second floors emphasize the house’s horizontality and create another kind stratum that is visual and expressive. Inside the house, a double-height entry hall features stairs that lead up to the second-level main living space. The perimeter of this space is made up of frameless glass is set atop a continuous planter wall that provides a green foreground to the treescape beyond. Large overhangs provide shade at all times of the day, and the surrounding cladding of charred cypress prevents glare and adds a textural counterpoint. Other features include a large kitchen with countertop-height serving windows that open out onto a pool terrace and entertaining area, as well as unique built-in storage and display elements.Landscaping is entirely comprised of native grasses and other low-maintenance plantings. this 1950s brick ranch has been transformed into a modern masterpiece. the existing frame of the home has been expanded upon with a 500 sf addition. While the masonry and oak flooring have been re used, the rest of the home has been completely re purposed. This home features new windows, walnut cabinetry, wolf/sub zero appliances and caesarstone counter tops. The interior garage door provides a year round indoor/outdoor living experience.
