This project was a complete tear down and rebuild on a very small, waterfront lot. Zoning, civil engineering of the septic system, and structural engineering for flooding and hurricane resistance were all driving factors, but the final design was nothing short of simple eloquence.
The program was for a 2 bedroom, 2 bath, 3 season house that made the most of the Long Island Sound waterfront exposure. The footprint is basically 24 ft x 24 ft, the same as a two car garage. Despite being a cube more or less, all the rooms that matter front on the water side. The stairs, baths and circulation back up to the street side. Total gross living space is just under 1,200 sq. ft.

This Accessory Dwelling Unit (ADU) is 1 bed / 1 bath 499 SF. It is a city of Encinitas Permit Ready ADU (PRADU) designed by DZN Partners. This granny flat feels spacious due to it's high ceilings, large windows and sliders off both sides of the house that let in lots of natural light. There is a large patio off the living room and a private outdoor patio off the bedroom which takes advantage of outdoor living! Come check out this ADU! This Bozeman, Montana tiny house residence blends an innovative use of space with high-performance Glo aluminum doors and proper building orientation. Situated specifically, taking advantage of the sun to power the Solar panels located on the southern side of the house. Careful consideration given to the floor plan allows this home to maximize space and keep the small footprint.
Full light exterior doors provide multiple access points across this house. The full lite entry doors provide plenty of natural light to this minimalist home. A full lite entry door adorned with a sidelite provide natural light for the cozy entrance.
This home uses stairs to connect the living spaces and bedrooms. The living and dining areas have soaring ceiling heights thanks to the inventive use of a loft above the kitchen. The living room space is optimized with a well placed window seat and the dining area bench provides comfortable seating on one side of the table to maximize space. Modern design principles and sustainable building practices create a comfortable home with a small footprint on an urban lot. The one car garage complements this home and provides extra storage for the small footprint home.
SKP Design
SKP Design has completed a frame up renovation of a 1956 Spartan Imperial Mansion. We combined historic elements, modern elements and industrial touches to reimagine this vintage camper which is now the showroom for our new line of business called Ready To Roll.

You'll see a spectrum of materials, from high end Lumicor translucent door panels to curtains from Walmart. We invested in commercial LVT wood plank flooring which needs to perform and last 20+ years but saved on decor items that we might want to change in a few years. Other materials include a corrugated galvanized ceiling, stained wall paneling, and a contemporary spacious IKEA kitchen. Vintage finds include an orange chenille bedspread from the Netherlands, an antique typewriter cart from Katydid's in South Haven, a 1950's Westinghouse refrigerator and the original Spartan serial number tag displayed on the wall inside.
