This gem of a house was built in the 1950s, when its neighborhood undoubtedly felt remote. The university footprint has expanded in the 70 years since, however, and today this home sits on prime real estate—easy biking and reasonable walking distance to campus. When it went up for sale in 2017, it was largely unaltered. Our clients purchased it to renovate and resell, and while we all knew we'd need to add square footage to make it profitable, we also wanted to respect the neighborhood and the house’s own history. Swedes have a word that means “just the right amount”: lagom. It is a guiding philosophy for us at SYH, and especially applied in this renovation. Part of the soul of this house was about living in just the right amount of space. Super sizing wasn’t a thing in 1950s America. So, the solution emerged: keep the original rectangle, but add an L off the back. With no owner to design with and for, SYH created a layout to appeal to the masses. All public spaces are the back of the home--the new addition that extends into the property’s expansive backyard. A den and four smallish bedrooms are atypically located in the front of the house, in the original 1500 square feet. Lagom is behind that choice: conserve space in the rooms where you spend most of your time with your eyes shut. Put money and square footage toward the spaces in which you mostly have your eyes open. In the studio, we started calling this project the Mullet Ranch—business up front, party in the back. The front has a sleek but quiet effect, mimicking its original low-profile architecture street-side. It’s very Hoosier of us to keep appearances modest, we think. But get around to the back, and surprise! lofted ceilings and walls of windows. Gorgeous.

The design of this home was driven by the owners’ desire for a three-bedroom waterfront home that showcased the spectacular views and park-like setting. As nature lovers, they wanted their home to be organic, minimize any environmental impact on the sensitive site and embrace nature. This unique home is sited on a high ridge with a 45° slope to the water on the right and a deep ravine on the left. The five-acre site is completely wooded and tree preservation was a major emphasis. Very few trees were removed and special care was taken to protect the trees and environment throughout the project. To further minimize disturbance, grades were not changed and the home was designed to take full advantage of the site’s natural topography. Oak from the home site was re-purposed for the mantle, powder room counter and select furniture. The visually powerful twin pavilions were born from the need for level ground and parking on an otherwise challenging site. Fill dirt excavated from the main home provided the foundation. All structures are anchored with a natural stone base and exterior materials include timber framing, fir ceilings, shingle siding, a partial metal roof and corten steel walls. Stone, wood, metal and glass transition the exterior to the interior and large wood windows flood the home with light and showcase the setting. Interior finishes include reclaimed heart pine floors, Douglas fir trim, dry-stacked stone, rustic cherry cabinets and soapstone counters. Exterior spaces include a timber-framed porch, stone patio with fire pit and commanding views of the Occoquan reservoir. A second porch overlooks the ravine and a breezeway connects the garage to the home. Numerous energy-saving features have been incorporated, including LED lighting, on-demand gas water heating and special insulation. Smart technology helps manage and control the entire house. The home features a spacious great room and kitchen area with a dynamic loft area above, first floor master suite, and a general flow and openness well suited for modern living and entertaining. Additional outdoor living spaces are created with oversized front and rear porches and a cozy courtyard formed within the space between the main structure and carriage house. This project started as a cramped cape with little character and extreme water damage, but over the course of several months, it was transformed into a striking modern home with all the bells and whistles. Being just a short walk from Mackworth Island, the homeowner wanted to capitalize on the excellent location, so everything on the exterior and interior was replaced and upgraded. Walls were torn down on the first floor to make the kitchen, dining, and living areas more open to one another. A large dormer was added to the entire back of the house to increase the ceiling height in both bedrooms and create a more functional space.
