Louisa, San Clemente Coastal Modern Architecture The brief for this modern coastal home was to create a place where the clients and their children and their families could gather to enjoy all the beauty of living in Southern California. Maximizing the lot was key to unlocking the potential of this property so the decision was made to excavate the entire property to allow natural light and ventilation to circulate through the lower level of the home. A courtyard with a green wall and olive tree act as the lung for the building as the coastal breeze brings fresh air in and circulates out the old through the courtyard. The concept for the home was to be living on a deck, so the large expanse of glass doors fold away to allow a seamless connection between the indoor and outdoors and feeling of being out on the deck is felt on the interior. A huge cantilevered beam in the roof allows for corner to completely disappear as the home looks to a beautiful ocean view and Dana Point harbor in the distance. All of the spaces throughout the home have a connection to the outdoors and this creates a light, bright and healthy environment. Passive design principles were employed to ensure the building is as energy efficient as possible. Solar panels keep the building off the grid and and deep overhangs help in reducing the solar heat gains of the building. Rising amidst the grand homes of North Howe Street, this stately house has more than 6,600 SF. In total, the home has seven bedrooms, six full bathrooms and three powder rooms. Designed with an extra-wide floor plan (21'-2"), achieved through side-yard relief, and an attached garage achieved through rear-yard relief, it is a truly unique home in a truly stunning environment. The centerpiece of the home is its dramatic, 11-foot-diameter circular stair that ascends four floors from the lower level to the roof decks where panoramic windows (and views) infuse the staircase and lower levels with natural light. Public areas include classically-proportioned living and dining rooms, designed in an open-plan concept with architectural distinction enabling them to function individually. This 5,200-square foot modern farmhouse is located on Manhattan Beach’s Fourth Street, which leads directly to the ocean. A raw stone facade and custom-built Dutch front-door greets guests, and customized millwork can be found throughout the home. The exposed beams, wooden furnishings, rustic-chic lighting, and soothing palette are inspired by Scandinavian farmhouses and breezy coastal living. The home’s understated elegance privileges comfort and vertical space. To this end, the 5-bed, 7-bath (counting halves) home has a 4-stop elevator and a basement theater with tiered seating and 13-foot ceilings. A third story porch is separated from the upstairs living area by a glass wall that disappears as desired, and its stone fireplace ensures that this panoramic ocean view can be enjoyed year-round. This house is full of gorgeous materials, including a kitchen backsplash of Calacatta marble, mined from the Apuan mountains of Italy, and countertops of polished porcelain. The curved antique French limestone fireplace in the living room is a true statement piece, and the basement includes a temperature-controlled glass room-within-a-room for an aesthetic but functional take on wine storage. The takeaway? Efficiency and beauty are two sides of the same coin.
