Visbeen ArchitectsThis cozy lake cottage skillfully incorporates a number of features that would normally be restricted to a larger home design. A glance of the exterior reveals a simple story and a half gable running the length of the home, enveloping the majority of the interior spaces. To the rear, a pair of gables with copper roofing flanks a covered dining area that connects to a screened porch. Inside, a linear foyer reveals a generous staircase with cascading landing. Further back, a centrally placed kitchen is connected to all of the other main level entertaining spaces through expansive cased openings. A private study serves as the perfect buffer between the homes master suite and living room. Despite its small footprint, the master suite manages to incorporate several closets, built-ins, and adjacent master bath complete with a soaker tub flanked by separate enclosures for shower and water closet. Upstairs, a generous double vanity bathroom is shared by a bunkroom, exercise space, and private bedroom. The bunkroom is configured to provide sleeping accommodations for up to 4 people. The rear facing exercise has great views of the rear yard through a set of windows that overlook the copper roof of the screened porch below.

Michael Pagnotta Architects pcBeautiful, low maintenance home on a narrow lot on Long Beach Island. This reversed living home has the bedrooms and baths on the first floor and the living and entertaining spaces on the top floor. This enables the owners to take advantage of beach views and coastal breezes. There are three decks for entertaining, including a roof deck.
Coastal ClotheslinesThis wall mounted 6 line clothesline into brick utilises this 2400mm space perfectly.
Each bracket is 200mm wide and cables are DUPLEX to withstand the salty winds with the beach only a 5 minute walk away.
Rollins Andrew Interiors1950's mid-century modern beach house built by architect Richard Leitch in Carpinteria, California. Leitch built two one-story adjacent homes on the property which made for the perfect space to share seaside with family. In 2016, Emily restored the homes with a goal of melding past and present. Emily kept the beloved simple mid-century atmosphere while enhancing it with interiors that were beachy and fun yet durable and practical. The project also required complete re-landscaping by adding a variety of beautiful grasses and drought tolerant plants, extensive decking, fire pits, and repaving the driveway with cement and brick.

Red Dot StudioA place to relax, read and play games and a little office space is how our outbuilding in Mill Valley was described. It added an extra living room and some coveted square footage to a hard to add onto home in a desirable part of town. The outbuilding was placed on axis with the main house, connected by a deck with a view to the yard in between. To keep all the books and games in order, the main room was lined with fin-ply cabinetry. The floor is an engineered wide plank rustic oak. A simple clean burning wood fireplace will provide heat when needed. The outbuilding has the feel of a classic summer cabin, only with better insulation for year round use.
