A palatable price tag and a desirable neighborhood aren’t the only factors in a swift and successful home sale. “The most important thing a seller can do is make changes that showcase their home at its best,” says Judith Burzell, who owns HomeScapes Home Staging San Diego in Vista. “Quality staging, whether a home is listed when it’s vacant or occupied, can help it sell much faster and for a better price.”

The home design bug. Burzell has a passion for decorating and owned a remodeling company before opening HomeScapes. Her interest in home design was piqued after she purchased and remodeled her first home, selling it for much more than she’d paid. “Seeing the dramatic results from a home remodel can be exciting and addicting,” Burzell says. “As soon as I finished one project, I was ready for the next.”
Chancing upon a talent. A home that Burzell remodeled in 2000 was for sale and didn’t get an offer for a few weeks. She decided to view it through the lens of a prospective buyer and made some changes, and the house sold right away.
“It ended up looking very much like a model home with a touch of warmth; when I look back, I can see that I staged the house that way without calling it that,” Burzell says. She then staged every house she remodeled that was going on the market, and opened her staging company in 2011.

1. Create a Welcoming Feel
Look at your home the way a potential buyer would, addressing any maintenance needs and tidying up clutter. “A buyer will most likely see your home at three different points: in online photos, as they drive up and as they walk in,” Burzell says. Leave a positive mark on buyers at all three points with inviting spaces free of distractions.
Burzell crafted the clean, transitional space in San Diego’s Mission Hills seen here, using lots of natural elements and a touch of glitz to welcome buyers. She removed the window coverings, providing spectacular views of the bay and Point Loma. She also “arranged the furniture so people immediately see a warm place to sit down around the fireplace,” she says.

2. Enhance Harmony
Craft a sense of openness with clear lines of sight, proportion and balance. This helps buyers feel comfortable and visualize themselves living in your space, Burzell says.
She brought in green accents, natural colors and foliage to connect a Carlsbad home to the outdoors, enhancing its visual flow. “We have plenty of open sightlines, and the furniture is larger to fit the room’s scale,” she says. Visitors can walk around the open living room, seen here, unimpeded and see through to the dining room and the garden.

3. Let In the Light
Remove heavy curtains, add new lights and soften paint and decor to provide buyers with a bright, pleasing environment. Burzell brightened up the Encinitas living room seen here using soft-hued furniture and glass tables that reflect light from the floor. She also repositioned a patio umbrella so it no longer blocks sun from the room. A piano defines the far-right corner as a music and family gathering space, anchoring the living area.
